Lighting Upgrades & Sub-Metering
LL88 requires two things: upgrading non-code-compliant lighting in tenant and common areas to current NYCECC standards, and installing electrical sub-meters for large commercial tenant spaces with monthly reporting.
Lighting to code
All lighting installations in covered spaces must meet the current NYC Energy Conservation Code — including power density, controls, and daylighting. Existing non-compliant fixtures must be upgraded.
- LED conversion with correct color temperature and CRI
- Occupancy and daylight sensors where required
- Compliance documentation retained for inspection
Sub-metering
Commercial tenant spaces over 5,000 sq ft must have electrical sub-meters, and owners must provide tenants a monthly report with kWh consumption and cost.
- Meter selection compatible with existing switchgear
- Monthly tenant reports meeting DOB format
- Data pipelines connected to Portfolio Manager where useful
Why owners are still non-compliant
Many buildings completed lighting upgrades without proper documentation, or installed sub-meters that were never wired into a monthly reporting workflow. DOB enforcement of LL88 is accelerating.
